Housing Market Analyses
Six North Carolina Counties
In Spring 2021, students in PLAN4025/6025: Housing and Neighborhood Planning at East Carolina University conducted Housing Market Analyses in six counties in NC. Undergraduates (PLAN4025) selected five rural counties in eastern NC (Beaufort, Brunswick, Chowan, Jones, and Tyrrell). In contrast, graduates (PLAN6025) selected Buncombe County, an urban county where Charlotte sits. All these counties either have an outdated housing market analysis or have never even been researched. The research includes the population and household analysis, economic conditions, home sale market and rental market analyses, and COVID-19 impacts on housing. A group project, but each individual was responsible for each item. Please note that due to the ruralness of the counties--especially for the eastern NC counties--data are often limited or unavailable. Findings might reflect subjective personal views and understandings rather than objective or comprehensive.

Students were required to produce podcasts from the Housing Market Analyses. Podcasts have become very popular because they are convenient, highly accessible, easy to consume, cost- and time-efficient, portable, social networking potentials, and so on. Although there are many benefits of classroom podcasting (such as this), producing a podcast was new to all students in the class. Audio quality isn't as good as other professional recordings. But I am sure you will learn a ton from these amateur works. Enjoy!
