Housing Market Analysis: The Brunswick Brew

This study’s objective was to discover the current conditions of the local housing market in Brunswick County, North Carolina. The research herein is related to housing market analysis and COVID-19 effects as they apply to the county. Current economic conditions, population and household composition, home sale market, rental market, and COVID-19 impact and future directions are a summary of the main objectives addressed. Results are discussed in terms of implications for current Brunswick County residents and current livability factors and urban growth trends.  Research is based on current statistical data as it applies from the Centers for Disease Control, the US Department of Housing and Urban Development, the American Community Survey, and the US Census Bureau. Results regarding livability standards for Brunswick county with the current onset of values anticipate growth for the area based on a steady 32% increase for the greater metropolitan area.  Brunswick County is the fastest-growing county in NC, followed by Wake, Cabarrus, and Pender County.  The statistical data contributes reasoning behind the rapid growth of the county. Generally, the COVID-19 housing impact remains an evolving situation , and data, as it relates to COVID-19 adjustments, may skew trends.

Covid 19.  The unprecedented, unrelenting, triggering word and experience we have been living with for the last year has made and continues to impact the way we order our lives.  As we continue to make unforeseen adjustments (using my own personal example today), we undoubtedly still find ways to manage and navigate through this oh-so uncharted territory.  Vaccines are slowly making their rounds to neighborhoods; the CDC has made mention of relaxing mask guidelines for fully vaccinated people, vacation cruises are opening up, and slowly but surely, we seek to have some solace, reminiscent to the days before January 2020, the “normal” days as we embrace our new “normal” and take an inside look through the lense of Brunswick county residents to understand what life has been like living with the infamous Covid 19.  We will take some time to focus on the housing aspect. We will speak with everyday residents and patrons who have worked in the hotel/hospitality travel industry, yet another huge sector and grossly impacted business area for this county.  This snippet into the life and times of regular but oh so real residents give us insight into life with a pandemic in this popular, growing, tourist county nestled in the southernmost part of North Carolina.
